Areas of Responsibility and Job Requirements:

The MRRC plays a vital role in the stability of all the assets in the portfolio, utilizing strong negotiation and customer service skills.  They will be responsible for seeing through the entire lease renewal process from start to finish as well as managing associated reports from the Renewals Manager.  This role requires effective verbal and written communication skills, as there is daily correspondence with residents, leasing agents, property managers and internal corporate teams.

 

Responsibilities include, but are not limited to:

  • Maintain high renewal rates while growing rents across the market-rate portfolio
  • Meet targets by negotiating offers with residents, and ability to escalate when appropriate
  • Generate renewal offers and riders, including both fair market and those in accordance with Rent Guidelines Board mandates
  • Manage reports on current progress via Excel and property management systems
  • Prepare bi-weekly meeting agenda and present reports and issues to team leads and asset management
  • Follow up with non-responsive residents according to internal timelines
  • Manage, prepare, organize and process all incoming and outgoing renewal mailings
  • Receive signed renewals and accurately inputs in the database
  • Handle apartment transfers, lease assignments, subleases and roommate changes

 

 Minimum Education Requirements:

  • High School Diploma or Equivalent

 

Minimum Years of Experience Required:

  • 2+ years of comparable work experience

 

Additional Knowledge, Skills and Abilities:

  • Proficiency in computer applications including Microsoft Office
  • Proficiency with Yardi, DocuSign, and On-Site, Funnel Leasing, preferred
  • Knowledge of Rent Stabilization
  • Strong negotiating and customer service skills
  • Ability to work in a team environment with minimal supervision

 

Competencies/Essential Job Functions:

This position consists mainly of medium physical work. The position may require exertion of up to 20 pounds of force occasionally and/or up to 10 pounds of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body.

The incumbent is required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned or to make general observations of facilities or structures (reports, etc.).

  • This role frequently requires the incumbent to grasp, reach objects, climb, engage in repetitive movements with the wrist, hands, and fingers by typing; feel and touch objects with fingers, palm, and hands;
  • This role frequently requires the incumbent to stand for sustained periods of time; walking and/or moving about on foot to accomplish tasks particularly for long distances; moving from one work site to another or occasionally in narrow aisles, hallways, or passageways
  • The role also requires incumbent to talk and hear, expressing or exchanging ideas by means of spoken work and the ability to receive detailed information through oral communication, and to make distinctions in sound.
  • The role occasionally requires the incumbent to stoop, kneel, crouch, pull, push, lift up to 20 pounds

 

Work Environment:

This position will be frequently subjected to both indoor and outdoor environmental conditions and temperature changes (extreme cold or extreme heat) with or without effective protection from the weather.

The incumbent may also be frequently subject to hazards including a variety of physical conditions, as well as occasional atmospheric hazards (i.e. conditions that affect the respiratory system such as fumes, odors, dust, mists, gases, or poor ventilation).

The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise, atmospheric conditions.
