HUD Compliance Specialist 2 (Residential Compliance)

Areas of Responsibility and Job Requirements:
Ensure compliance with all regulatory requirements for a mix of sites that include both Section 8 and LIHTC units and/or Public Housing Authority’s (PHA) regulatory and leasing requirements for a Section 8 Project Based Voucher (PBV) property, if applicable.
Responsibilities include, but are not limited to:
- Completes Project Based Section 8 recertifications (and LIHTC recertifications if blended site)
- Complies with all EIV requirements (i.e. – have WASS ID, take EIV security awareness test annually, run EIV Reports, etc.)
- Prepares and send reminder notices to the residents at 120, 90, 60, and 30 days
- Commences holdover for Failure to Recertify by 2nd day of effective month
- Prepares for tenant file reviews with investors, syndicators, and monitoring agencies audits
- Assists in response to investor, syndicator, HUD, PBCAs and monitoring agency audits
- Completes monthly, quarterly, and/or annual reporting
- Tracks audits, reporting recertifications, etc.
- Prepare and ensure leases are signed by residents in PHA or section 8 PBV specific properties
- Submit leases online to PHA in a timely manner, if applicable
- Enter lease charge adjustments based on PHA rent determination, if applicable
- Outreach and assist residents with annual and interim recertification requests to PHA when applicable.
- Assist residents with any additional requests required by the PHA.
- Prequalify income & screening of applicant referrals for unit vacancies
- Handle all transfer-inquiries and work with respective agencies on processing requests.
- Meets with residents as needed
- Performs additional duties as assigned/needed.
Minimum Education Requirements:
- High School Diploma or equivalent
- Bachelor’s degree, preferred
Minimum Years of Experience Required:
- 2-3+ years’ experience in affordable housing with recertification experience or affordable multi-family leasing or compliance.
Additional Knowledge, Skills and Abilities:
- Proficiency in computer applications including Microsoft Office MS Excel, required
- Proficiency in Yardi Affordable, required
- Section 8 or Tax Credit Certification, required
- Knowledge of Section 8 rent determination.
- Experience with Yardi and entering lease charges.
- Strong organizational skills with high attention to detail
- Must have excellent communication skills
- Bilingual, Spanish is a plus.
Competencies/Essential Job Functions:
This position consists mainly of sedentary work. Work Environment:
The incumbent may occasionally be subject to environmental conditions (protection from weather conditions, but not necessarily from temperature changes.
The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise or vibration.
