Leasing and Compliance Assistant (Residential Leasing and Marketing)

Areas of Responsibility and Job Requirements
Assist the compliance team in the day-to-day office support.
LIHTC Compliance Areas of Responsibility:
- Monthly Occupancy Reporting to HFA.
- Quarterly Owner Certification: HDC Vacancy Reporting.
- Quarterly Homeless Rent Rolls for non-assigned LIHTC properties.
- Annual Rent Rolls for non-assigned properties.
- Receives and logs all re-rental transfer requests and provides status to inquiring tenants.
HUD Compliance Areas of Responsibility:
- Receives and logs safety transfer requests.
- Track and assist with safety transfers including but not limited to approved VAWA and Reasonable Accommodation requests.
- Provides safety transfer status to inquiring residents and other departments/teams.
- Quarterly LIHTC and HUD rent reporting to HDC
Additional Areas of Responsibility:
- Contact tenants to finalize audits and complete Vacant Unit Reports
- Update and maintain the Affordable Leasing vacancy report with the new vacancies
- Communicate with property managers on unit turnover timeline
- Responds to inquiries regarding requests of leases and/or tenant files
- Monitor the transfers inbox and keep the transfer log updated
- Review permanent files to ensure compliance and ensure that files are saved in the respective location
- Additional administrative responsibilities as needed
Minimum Education Requirements:
- High school diploma or GED equivalent.
Minimum Experience Required:
- 1+ years of comparable work experience or a closely related field.
Additional Knowledge, Skills, and Abilities:
- Proficiency in Microsoft Office, especially MS Excel.
- Excellent organizational and record-keeping skills, detail-oriented, and self-starter.
- Proficiency in Yardi Affordable, preferred.
- Ability to speak Spanish, preferred.
Competencies/Essential Job Functions:
This position consists mainly of light physical work. The position may require exertion of up to 20 pounds of force occasionally and/or up to 10 pounds of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. The role involves sitting most of the time.
The incumbent is required to have close visual acuity to perform activities such as: viewing a computer; extensive reading and visual inspection involving small defects. The incumbent is also required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned or to make general observations of facilities or structures.
- This role occasionally requires incumbent to balance, stoop, kneel, crouch, reach, stand for long periods of time, push, pull, feel and touch objects with fingers, palm, and hands and to lift up to 10 pounds
- This role frequently requires incumbent to talk and hear, expressing or exchanging ideas by means of spoken work and the ability to receive detailed information through oral communication, and to make distinctions in sound.
- This role frequently requires incumbent to talk engage in repetitive movements with the wrist, hands, and fingers, typing for extended period of time.
- This role occasionally requires incumbent to climb, walk from one site to another.
Work Environment:
This position will be frequently subjected to both indoor and outdoor environmental conditions and temperature changes (extreme cold or extreme heat) with or without effective protection from the weather.
The incumbent may occasionally be subject to environmental conditions (protection from weather conditions, but not necessarily from temperature changes.
The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise or vibration.
