POSITION SUMMARY:
Maintains and repairs building systems and structure and performs preventative maintenance tasks. Performs all building maintenance tasks including swimming pools, electrical, plumbing, and HVAC. Inventories and maintains janitorial supplies. Performs housekeeping and grounds keeping tasks.
GENERAL WORK SCHEDULE:
40 hours per week. Must be available to work between the hours of 7:00 am and 3:30 pm.

ESSENTIAL FUNCTIONS:
- Repairs and maintains building systems and equipment. Performs preventative maintenance.
- Coordinates projects with the Facilities Director. Completes projects on time and on budget. Communicates progress and issues regularly to management.
- Performs the facilities director’s duties during absences, including providing direction and supervision to housekeeping staff.
- Maintains an adequate inventory of janitorial and pool supplies.
- Performs housekeeping and custodial tasks. Trains and provides direction to housekeepers. Ensures the cleanliness of locker rooms, restrooms, hallways, etc.
- Ensures compliance with all OSHA, NY State, and local standards and regulations related to buildings and grounds.
- Maintains the exterior of the building and grounds, including snow removal when necessary.
- Maintains the swimming pool, ensures cleanliness, appropriate chemical quality and temperature.
- Ensure a safe environment, correcting safety concerns and reporting any unsafe conditions immediately.
- Performs inspections, reacts to problems, and ensures a safe and accident-free environment.
- Identifies problems in the facilities and on the grounds. Takes initiative to find appropriate solutions. Notifies the facilities director and management of all concerns.
- Perform other duties as assigned.
QUALIFICATIONS:
- Minimum of three (3) years of experience in the maintenance field.
- Working knowledge of mechanical, electrical, plumbing systems, and other maintenance related areas.
- Working knowledge of housekeeping and grounds keeping.
- Certified Pool Operator certification within 9 months of employment.
- Respirator/Fit Test certification within 9 months of employment.
- CPR/AED certification from ASHI, American Red Cross or American Heart Association is preferred.
- Good judgment, with the ability to identify problems and find acceptable solutions.
- Ability to respond to emergency situations.
- Effective human relations skills.
