This position will be fully on-site at our Pasadena, CA office.

 

Summary:

Responsible for the upkeep, repair and preventative maintenance of the interior, exterior, infrastructure, and equipment for Xencor’s Research and office facilities.

 

Job Responsibilities:

  • Conducts proper maintenance to ensure uninterrupted facility operations and to meet essential parameters of various equipment including cleanrooms
  • Collaborates cross-functionality with vendors and user groups to ensure all routine preventative maintenance and calibration are performed timely  and in accordance with relevant codes and standards
  • Leads operational readiness and serves as the primary point of contact for agency inspections, ensuring full compliance and readiness.
  • Responsible for the equipment lifecycle process including monitoring, maintenance, calibration, and retirement for all assets 
  • Drives work order efficiency, incident responses, investigation, troubleshooting, and resolution of problems tied to manufacturing equipment, laboratory equipment and the facility
  • Develops, maintains and revises standard operating procedures and facilities management programs as needed in support of site operations
  • Manages procurement activities for facilities services and materials
  • Monitors and tracks stock and materials, order maintenance supplies, and maintains inventory levels
  • Complies with all safety procedures and requirements including all Cal-OSHA rules for pressurized systems
  • Ensures compliance with building codes and applicable local municipal rules, regulations, and laws
  • Maintains detailed and accurate reports
  • Adheres to all department and company-wide policies regarding conduct, performance and procedures
  • Provides oversight and direction to direct and indirect reports, as applicable, in accordance with the organization’s policies and procedures.  The responsibilities may include, but are not limited to recruiting, training, communicating job expectations, appraising and managing job performance, delivering feedback and coaching, and providing career development planning and opportunities
  • Promotes compliance and actively shares knowledge and expertise to drive team success and continuous improvement
  • Performs other duties as assigned.

 

 

Education/Experience/Skills:

Position requires a bachelor’s degree in engineering with at least 8 years of related facility maintenance and management experience in a biotech facility and a minimum of 3 years’ experience directly supervising others.  Requires hands-on experience with industrial utilities and equipment such as HVAC and developing facilities management programs in support of cleanroom operability.   Experience with system qualification oversight and working in a GMP facility environment (BSL2 & ISO Cert) preferred.

  • Broad knowledge of all environmental health and safety procedures, principals, and regulations (including OSHA, Cal OSHA)
  • Ability to read P&IDs and understand complex electrical drawing, controls diagrams, mechanical, and building automation systems
  • Strong mechanical system aptitude and troubleshooting abilities in HVAC, boilers and steam/condensate, air handling units, chillers, cooling towers, compressed air/gasses, clean steam, freezers/cold rooms, fire protection, fire alarm, close loop pumping systems, electrical systems/motor controls, building automation, laboratory equipment/laboratory gasses, cryo-gasses, and emergency generators
  • Working knowledge of cGMP guidelines and compliance within controlled space
  • Ability to multitask and meet expectations in a rapid pace working environment
  • Ability to interact with all levels of management and staff
  • Work schedule flexibility to support operations, requiring occasional after-hours coverage
  • Ability to demonstrate competencies applicable for job based on Xencor’s Leadership Competency Model
  • Ability to effectively manage others through coaching and supervision, in accordance with company policies and practices. Ensures employee performance meets the organization’s expectations for conduct, productivity, quality, continuous improvement, and goal accomplishment.

 

 

Physical, Mental and Environment Demands:

The physical, mental and working environment demands described are representative of those that must be met by an employee to successfully perform the primary functions of this position.

 

The physical demands when working in the office environment are normally associated with extended amounts of time sitting and using office equipment, including a computer, keyboard and mouse, which can cause muscle strain. While performing the duties of this job, the employee is frequently required to stand, walk and sit. Periodic light lifting of supplies and materials may apply.

Additional Requirements for Laboratory and Research Related Jobs

This role may involve exposure to experimental subjects and/or specimens including infected samples, plus various Hazardous Materials and infectious agents (Bloodborne Pathogens, or other potentially infections materials (OPIMs). Therefore, the following are also required:

  • Ability to follow the established Environmental Health & Safety rules, procedures, and/or BioSafety Guidelines
  • Ability to read and understand Safety Data Sheets (SDSs)
  • Knowledge of biosafety techniques and aseptic/gowning practices
  • Experience with laboratory safety standards and procedures, including biohazard handling and disposal techniques, and the ability to ensure laboratory compliance with required safety regulations

Occasional travel may be required, including travel between Xencor’s Monrovia, Pasadena and San Diego offices. Work for this position is generally performed at Xencor’s worksite and requires full-time commitment.

 

Expected Base Salary Range:  $132,500 - $152,500
