Facilities Maintenance Director - Lebanon
The Facilities Maintenance Director is a Full Time, Exempt Position, Monday-Friday
General Position Summary:
The individual in this position provides leadership and direction for all maintenance staffing, maintenance activities, inspections, testing, repair on all facilities infrastructure related systems, NFPA and OSHA compliance including Disaster Preparedness ongoing development Assists Administrator as needed.
Essential Functions/Major Responsibilities
Job Specific Responsibilities
- Performs supervision of all maintenance staff.
- Maintain physical plant for a safe, comfortable environment for residents, visitors and staff.
- Ensure the facility meets all OSHA regulations.
- Keep informed of OSHA regulations.
- Perform safety checks for all equipment located within the Oregon Veterans Home in accordance with state and federal regulations.
- Able to assume additional duties and responsibilities as directed by the Administrator.
- Supervise and evaluates work performance of maintenance personnel.
- Ensure the facility is in compliance with federal and state regulations in regard to Disaster Plan, Fire Safety and Evacuation Plan.
- Keep outside grounds free of debris, managing outside vendors when needed to perform landscaping duties.
- Ability to manage outside contractors and vendors when dealing with facility maintenance that requires special licensing and/or technique.
- Use Tels CMMS system to assign and track work orders and develop PM schedules and track historical data.
- Run department work order back log and staffing Key Performance Indicator (KPI) reports.
- Plan and document NFPA testing and inspections as detailed and referenced in NFPA 101 and associated codes.
- Administer Master Permit inspection program
- Plan and direct all electrical work
Education, Experience and Licenses
1. High School graduate or equivalent.
2. Supervising Electrician License State of Oregon Type S (Supervisor) or PS (Plant Supervisor) or Type J (Journeyman) or PJ (Plant Journeyman) with this ability to pass the Type S or PS test per the requirements listed in OAR 918-282-0140 or OAR 918-282-0160 respectively within 6 months of hire.
3. Competency with Windows based computer systems
4. Minimum 5 years maintenance experience.
5. Ability to read and use blueprints.
6. Ability to read and comprehend infrastructure system manuals.
