About this opportunity:
Responsible for the maintenance and cleanliness of all facilities within the Augusta Command, which includes Family Stores, the Donation Center, the Kroc Center, First Stop, and the Center of Hope.
Key responsibilities:
- Ensures proper orientation to all new employees
- Schedules and facilitates weekly staff meetings.
- Stimulates development of professional standards among staff.
- Maintains departmental personnel files.
- Processed and tracks vacation, personal and sick time of staff.
- Evaluates employee’s performance utilizing The Salvation Army review procedures.
- Makes recommendations for promotions and raises when appropriate; provides discipline, as needed, according to established Salvation Army disciplinary procedures for Administrative Support and Crisis Management staff.
- Maintains high morale between staff and other employees.
- Maintains the security and safety systems and equipment.
- Assists in specifying, obtaining and accepting bids for additional work from outside contractors on the Approved Vendors’ List; provides updates to the list.
- Assist Operations Director with special projects relating to the oversight of renovations, construction of TSA properties including assisting in budgeting process for special projects.
- Obtains competitive pricing and subsequent purchase of all maintenance and janitorial supplies and equipment at the best possible price; provides cost analysis for all purchasing of such.
- Participates in indoor environmental quality studies and measurements to maintain healthy, comfortable and economically balanced systems and remain abreast of current and forthcoming regulations and codes (O.S.H.A., C.D.C. and A.S.H.R.A.E).
- Provides maintenance support to other agency facilities (i.e. locksmith work, indoor air quality consulting, air conditioning repair, update of electrical systems, minor repairs, upkeep and overseeing contract services, etc.).
- Determines current and future needs and develops written policies concerning the operation and management of the facilities.
- Serves as liaison and researcher for information concerning building codes (EPA), regulations (OSHA), Salvation Army policy and procedures and Maintain Material Safety Data Sheets.
- Assists in planning the budget.
- Participates in safety programs to improve and control injury.
- Implement and Follow Lead Existing Building Certification Program.
- Manages the janitorial function, including purchasing and maintaining inventory, issuing and recording supply and equipment charges and maintaining equipment.
- Attends TSA Quarterly staff meetings and other meetings as required.
- Ensures the property is in compliance with City Codes, i.e., lawn maintenance and parking.
- Directs and inspects contract services to verify adherence to specifications and completion of work.
- Monitors energy consumption corrects unusual conditions and continues seeking and improving conservation techniques.
- Oversees the study, acquisition, in-house installation, maintenance and monitoring of an Energy Conservation Project.
- Oversees pest control programs of all facilities.
- Oversees the daily operation of commercial laundry equipment that provides laundering services to all in-house programs including the acquisition, installation and maintenance of equipment.
- Oversees the maintenance and operation of the security system that serves the facilities to include the installation, building access control, fire alarm panel and ancillary equipment, etc.
- Oversees the study, integration and operation of a Fire Prevention and Control Program for all facilities, to include bringing up buildings to meet code compliance, and continuous monitoring according to the codes, rules and regulations established by the local Fire Marshall.
- Develops and implements a plan for preventative maintenance and maintenance controls for all agency property and equipment.
- Oversees and manages basic housekeeping and janitorial functions including the requisition of supplies from maintenance.
- Oversees the maintenance and upkeep of the Augusta Command.
- Oversees, assists and ensures proper requisition, installation, and upkeep maintenance of the new air handling units, new air conditioning units, new refrigeration units, and new heating units at the Augusta Command.
- Manages resources and people processes (e.g., Performance Review, Career Development, Succession Planning, and Salary) to ensure the day-to-day administration of processes and formal procedures.
- Performs other duties as assigned.
What we are looking for in you:
- Associates degree from an accredited college or university or a two (2) year degree from an accredited technical or vocational school with a maintenance and/or data processing emphasis, And
- Three (3) years’ experience in facility maintenance operations and staff supervision, Or
- A combination of three (3) years’ experience in Air Conditioning repair and at least four (4) of the following categories is desired:
- Air Conditioning Small Appliance Certification
- Air-Conditioning High-Pressure Certification
- Low Temperature Refrigeration and Ice Making
- Indoor Environmental Quality
- Energy Conservation
- Sanitation
- Electrical, Commercial and Residential-Local Code
- Plumbing-Local Code
- Auxiliary and Kitchen appliances and equipment
- Housekeeping
- Laundry Machinery and equipment
- Safety and Loss Control
- Preventative Maintenance
- Carpentry
- Painting
- Janitorial
- Competitive Bidding
- Contracts Negotiation

- Supervision/Management
- Possess tools used in the aforementioned categories, OR
- Any equivalent combination of training and experience that provides the required knowledge, skills and abilities.
- Valid State Driver’s license and DOT certification are required
- Forklift certification preferred
Physical Requirements and Working Conditions:
Ability to meet attendance requirements. Ability to read, write, and communicate the English language; Ability to perform heavy lifting (up to 60 lbs.), Ability to perform strenuous, heavy work involving the lifting and carrying of heavy objects, Ability to perform continuous walking, stooping, standing, and some climbing. Work is typically performed standing or bending. Work may be performed in a stockroom, warehouse, or store environment where there are discomforts associated with changes in weather, and occasional discomforts associated with noise, crowds, dust, lint, chemical odors and the like. Work may require driving a vehicle where there may be discomforts associated with heavy traffic or changes in weather.
