Divisional Property Director_E-ALM_103-DS Office
The Salvation Army, an internationally recognized non-profit, faith-based organization, has a job opening for a Divisional Property Director for the Alabama Louisiana and Mississippi Divisional Headquarters located in Jackson, MS.
Summary: Directs, supervises, and coordinates the property operations of the Divisional Secretary for Business; Coordinates, tracks, and ensures the satisfaction of property issue interactions with THQ, field locations, other Divisional Departments, and outside persons and agencies; plans, coordinates, and manages application databases to capture and maintain critical information on Divisional assets; directly coordinates and manages Divisional real estate related needs, including the selections, sales, purchases, and data management of property. Responsible for all details associated with performing the processing, tracking and researching of property records/legal documents required to facilitate the sales, purchase or lease of assigned Salvation Army property; ensures that all required information is accurately obtained and processed in a timely and effective manner in compliance with Legal and Salvation Army procedures.
Knowledge, Skills and Abilities: Strong knowledge of general office principles, practices, and procedures. Knowledge of general financial accounting systems and procedures. Knowledge of effective and efficient methods for organizing and maintaining records and ability for the same. Knowledge of the principles and practices of real estate management. Skill in computerized work processes to include Microsoft Word, databases, and Microsoft Excel applications with the ability to effectively create and maintain spreadsheets. Ability to effectively read blueprints. Ability to read and comprehend legal terminology in order to determine compliance. Ability to work effectively with individuals at all levels of an organization. Ability to prepare proposals in an accurate and timely manner. Ability to read, interpret and review architect, construction, leases, and facility legal agreements. Ability to reconcile accounts and prepare spreadsheets and other financial reports. Ability to effectively review and understand complex legal documents pertaining to or associated with the sale and purchase of property in order to protect the interests of The Salvation Army. Ability to effectively understand construction terminology. Ability to obtain numerical totals and balances and to verity information from complex forms and transfer that information to computers or manual reports. Ability to cultivate and maintain effective relationships with a diverse group of people and remain sensitive to their concerns. Ability to prepare and maintain reports in an accurate, complete, and timely manner. Ability to present a positive and professional image of The Salvation Army. Ability to work independently and with little or no supervision. Ability to effectively interact with real estate agencies and personnel, to represent Divisional Headquarters in the purchase, sale, and management of real estate property. Ability to effectively maintain the confidential nature of the work
Education and Experience:
Bachelor’s degree from an accredited college or university in Accounting, Business Management, or a related field, and Five years of progressively responsible work experience in the business administration field and five years’ experience dealing with real estate transactions, or any equivalent combination of training and experience, which provides the required knowledge, skills, and abilities.
License and Certifications: Valid State Driver License Real Estate License preferred Licensed Notary Public preferred.
Physical Requirements and Working Conditions: Ability to meet attendance requirement. Ability to effectively read, write and communicate in the English language at an acceptable level. Ability to mathematically determine and manipulate numbers effectively. Ability to effectively operate office materials and equipment. Work is performed in a normal office environment where there are little or no physical discomforts associated with changes in weather or discomforts associated with noise, dust, dirt, and the like. Work may require driving a vehicle where there may be discomforts associated with heavy traffic or changes in weather.
