The Purchasing Manager is responsible for the management of contracting all purchasing needs and negotiations on assigned trade material types.

 

Responsibilities and Duties:

  • Oversee the supervision of production budgets, contracts and Scopes of Work 
  • Migrate purchasing from a subcontractor/vendor quotes basis hereto called "Turnkey" to a Unit Price basis
  • Create base and elevation and included option budget estimates for new products (houses) and new neighborhoods and provide direct cost assumptions for feasibility studies
  • Ensure and promote "Best Practice Operating Procedures" to limit legal and financial exposure
  • Responsible for maintenance of Master Agreements with Exhibits, Scopes of Work, correspondence and other miscellaneous information
  • Regularly market-test costs and labor/material demands (bids)
  • Maintain department systems and procedures to provide efficiency
  • Maintain competitive market costs and labor/material demands (bids)
  • Ensure distribution and ratification of Master Contracts
  • Process Work Order revisions as required
  • Incorporate prototype changes for new or redrawn house types
  • Research and recommend solutions when material shortages occur to ensure home production keeps moving
  • Direct involvement with price negotiations and driving cost savings initiatives
  • Maintain Homebuilder One ERP system for base, elevation and option cost
  • Attend precontracting meetings to ensure precontracting activities are completed prior to bidding new neighborhoods
  • Assemble Trade Partner Bid Analysis and provide recommendations for bid award
  • Manage the creation of neighborhood specific product books from pre-neighborhood start to final closing of last home
  • Facilitate Neighborhood Specification meeting and Final Neighborhood Start meeting in accordance with Neighborhood Planning schedule
  • Adhere to core processes
  • Ensure distribution and ratification of Master Agreements through HB1 system
  • Review lot simulations for successful lot starts and review monthly and quarterly direct cost reserves
  • Manage the completion of contract maintenance through regular Contract Maintenance Log assessment
  • Manage the Prototype walk process and the changes that result from the feedback during the walk through
  • Develop long term relationships with trades to negotiate best pricing based on long term commitments
  • Work to expedite and simplify the time for bid processing
  • Complete all other duties as assigned by manager
  • Represent the company professionally in all internal and external interactions and communications
  • Adhere to company safety standards and help promote a safe working environment

Position Requirements:

  • College degree preferred
  • Purchasing manager experience.
  • Experience working with contracts and/or budgets preferred
  • Exceptional Excel and Word and PowerPoint skills

This position pays $80,000-$86,000 per year plus bonus.
