Job Title: One Time Close (OTC) Construction Operations Specialist

Location: Corporate Office is in Meridian, Idaho but all qualified candidates will be considered.

Position Overview:
We are seeking an experienced and detail-oriented OTC Construction Operations Specialist to oversee the full lifecycle of One Time Close (OTC) construction loans. This role ensures smooth execution from loan structuring through conversion, managing disclosures, coordinating initial closings, monitoring construction draws, and handling the conversion/modification process. The ideal candidate is proactive, organized, and well-versed in OTC loan processes.

Key Responsibilities:

• Loan Structuring: Partner with loan officers and underwriters to structure OTC loans that meet both borrower needs and program guidelines.
• Disclosures Management: Ensure timely and compliant issuance of disclosures in accordance with RESPA, TILA, and other regulatory standards.
• Initial Closing Coordination: Collaborate with title companies, builders, and borrowers to facilitate seamless loan closings, ensuring all documentation and funds are in place.
• Construction Draws: Oversee and manage construction draw processes, coordinating with builders and borrowers to ensure timely disbursements tied to project milestones.
• Conversion and Modification: Lead the conversion of construction loans into permanent financing, maintaining compliance with guidelines and ensuring accurate documentation.

Qualifications:

• Experience: Minimum of 3-5 years in construction lending, with specific expertise in One Time Close (OTC) loans.
• Technical Knowledge: Strong understanding of OTC loan programs, including disclosures, closings, construction draws, and conversion/modification processes.
• Regulatory Compliance: Familiarity with federal and state mortgage lending regulations, such as TRID, RESPA, and TILA.
• Skills:

  • Effective communication and interpersonal skills to work with diverse stakeholders.
• Preferred: Experience in retail or wholesale lending environments is a plus.
