Summary/Objective:
The Leasing Manager's primary duties are to support the VP of Leasing with our affordable housing properties' leasing and occupancy responsibilities. In addition, the Leasing Manager will be responsible for overseeing the turnover of vacancies, securing lease agreements, managing the waitlist, and assisting with marketing the property to achieve leasing and occupancy goals. Therefore, the ideal Leasing Manager must have excellent accountability, communication, organization, negotiation, and supervisory skills.

Essential function/Responsibilities: duties include but are not limited to the following:
Marketing/Leasing:
- Work with Property Managers to manage multiple site vacancies on a day-to-day basis.
- Maintain awareness of local market conditions, competitors, and trends through active market surveys and physically shopping the property's competition.
- Assist in creating and implementing a plan for marketing the property and improving resident satisfaction.
- Meet individual and/or property monthly leasing and occupancy goals.
- Inspect models, move-ins, and "market ready" vacancies while on-site with property managers and/or leasing agents to ensure move-in ready condition.
- Maintain a professional and friendly atmosphere in the leasing office and other areas where prospects and residents meet.
- Prepare and qualify applications for approval based on properties' rental criteria and program requirements.
- Build rapport with prospects and establish good relationships with people quickly.
Administrative:
- Assist with notifying prospective residents of application status.
- Provide support with establishing move-in appointments for approved applications.
- Aid in the completion of all lease paperwork and collection of deposit/rent.
- Attend company meetings when requested.
- Prepare and complete move-in files and maintain/update files as necessary.
- Answer incoming phone calls and handle each call accordingly.
- Perform any additional duties assigned by VP of Leasing.
- Display excellent communication skills and actively listen to prospects.
- Elicit trust from prospects by maintaining a warm, open, and outgoing demeanor.
- Present yourself professionally and maintain a positive attitude while at work.
- Interact with the prospect in a sensitive and approachable manner.
- Display an empathetic and caring attitude while helping prospects through the approval process.
Requirements:
- Bachelor's degree required
- Minimum of 4-8 years' experience in the field of leasing
- Previous supervisory experience of office staff
- Minimum 3 - 4 years experience in marketing
- Must travel within Texas, Tennessee, and Maryland; 100%
- Proficiency with MS Office suite - Outlook, Word, and Excel
- Yardi software knowledge is a must
- Strong organizational, verbal, and written communication skills necessary
- Must be able to work both independently and in a group setting
- Must be able to multi-task and thrive in a fast-paced, constantly changing environment
