L+M Development Partners LLC, an established residential developer/builder/manager, has an excellent opportunity for a Workforce and Contractor Diversity Coordinator to join our team. We are seeking an individual to assist the Workforce and Contractor Diversity (WCD) team with organizing, planning, and implementing strategy to facilitate opportunities for minority, women, local, and disadvantaged business enterprises during the design and construction of our projects; and for minority, women, local and disadvantaged workers to provide opportunities during the construction phase at L+M jobsites. The coordinator will also assist with ensuring compliance with city, state, and federal programs including program requirements, processes, and reporting and assist managers with multiple projects simultaneously.

Areas of Responsibility:

 

  • Assist WCD Managers with managing projects and project related tasks.
  • Manage reporting components of a project including, but not limited to, compliance with LL44, wage monitoring, and general workforce and contractor diversity reporting components.  
  • Manage the WCD M/WBE and SDVOB vendor survey and potential bidder’s list working and communicating with WCD, development, preconstruction, and builder’s teams to identify and introduce new firms.
  • Manage the WCD email inbox, coordinating responses and directing emails to the correct recipients.
  • Attend and provides administrative support at internal and external industry events, including but not limited to, MWBE and SDVOB events, small business events, local hiring events, construction trainings, community partner events and community meetings.
  • Assist WCD team with project related tasks as needed; including but not limited to data entry, updates in salesforce, reporting documents and monthly tracking plans, working with contractors and consultants, meeting preparation, closing documents, project regulatory requirements, good faith efforts packages, etc.
  • Assist WCD team with Good Faith Efforts strategy and documentation. Mitigate company risk by ensuring proper protocols are in place to document good faith efforts.
  • Assist project teams with vetting new M/W/LBE and SDVOB vendors for potential contracting opportunities. 
  • Attend and support WCD led internal and external training sessions, lunch and learns, etc.    
  • Performs general administrative duties such as preparing correspondence, meeting minutes, scheduling meetings, maintaining contact lists, researching costs, and preparing packages.
  • Utilize Procore to perform various tasks, including but not limited to bid tracking; and tracking project documents.
  • Comply with project requirements as well as the WCD Standard Operating Procedure (SOP) including program requirements and WCD responsibilities.  Update the SOP at the direction of WCD.
  • Utilize data in our various software platforms to customize program related narratives; identify trends and drive decision making around program initiatives.
  • Provide content to the Communications team for the website and intranet regarding contracting and workforce.
  • Effectively engage with staff in-house as well as third parties to resolve issues (e.g. commitments and payments).

 

Minimum Education Requirements:

  • High school degree is required. 
  • Associates or bachelor’s degree is recommended

Minimum Years of Experience Required:

  • 1+ years 
  • Cursory understanding of NYC, NYS, NJS, and HUD contracting and workforce programs (processes, goals, and protocols).  Ability to learn programs in other jurisdictions as needed

Additional Knowledge, Skills and Abilities:

  • MS Word, PowerPoint, Excel; and are required.
  • Salesforce, Adobe Writer, Vertikal, and Procore are recommended. 
  • Works under general supervision.
  • Willingness to learn.
  • Ability to communicate effectively verbally and via written communications.
  • Proactively manages workload and escalates issues for resolution of issues to supervisors as appropriate.
  • Task oriented position, requiring ability to proactively plan workload across projects to meet deadlines and manage the needs of multiple projects simultaneously.
  • Detail oriented.
  • Prior experience working for a construction company and familiarity with construction terminology is useful.
  • Demonstrates willingness to help resolve general issues as appropriate.
