POSITION SUMMARY
At Kampgrounds of America, Inc., we apply an integrated approach to managing revenue, maximizing total property performance in all aspects of our business. The Regional Revenue Manager will leverage proven hospitality concepts and innovative tactics to maximize profitability for the campgrounds they support. This role will manage a portfolio of campgrounds across KOA’s owned assets. The Revenue Manager will supply critical analysis and tactical execution for the assigned portfolio affecting pricing, occupancy, revenue goals and yielding strategies. In addition, the Revenue Manager will lead rate analysis and provide guidance around rate and revenue strategies. This role will work collaboratively and communicate consistently across multiple departments to deliver required outputs timely and efficiently.
SPECIFIC DUTIES
- Develop and lead revenue strategy for each campground in designated portfolio.
- Analyze short- and long-term forecasting, industry trends, and rates to include occupancy, goals, and strategic revenue goals.
- Produce property-level business reporting of all relevant performance KPIs on a daily, weekly, monthly, and quarterly basis.
- Complete weekly analysis to monitor property performance, booking pace, and provide detailed rate adjustment recommendations to General Managers and regional team and implement accordingly, ensuring relevant issues are investigated and analyzed.
- Plan and direct revenue meetings with clear objectives and goals.
- Provide dynamic forecast of expected results, variances, and budget comparisons for revenue managed portfolio.
- Work collaboratively with the Business Intelligence team to monitor demand generators, business trends, and competitor strategy, providing guidance to the franchise system to assist in optimizing revenue.
- Lead analysis of comparison of different strategies as well as reporting out quarterly on key learnings/recommendations for revenue management best practices to shared system wide.
- Support training and education initiatives around revenue management for KOA through written communication, webinars, and by leading sessions during KOA events.
- In conjunction with marketing, complete yearly Best Park in Market analysis and Commercial Strategy Roadmaps for your portfolio.
- Support local marketing teams in developing and executing annual marketing strategies.
- Provide support and recommendations on revenue generating capital development within the portfolio of campgrounds.
- Perform or support any special projects regarding revenue management.
- Responsible for the maintenance of any software programs which contribute to the management of revenue.

EXPECTED RESULTS
- Growth in top line revenue and other key performance indicators specific to the financial health of the system.
- Alignment to and execution of all revenue management processes and benchmarks for each individual revenue management focus.
- Successful communication and relationship management with Regional Marketing Managers, campgrounds, Regional VPs, Business Intelligence, and all KOA employees.
- Delivery of projects within defined budget in time frame as defined by manager.
JOB QUALIFICATIONS
- A bachelor’s degree, preferably in hospitality or hotel management. MBA a plus.
- 3-5 years of hands-on operations or revenue management experience with some responsibility for forecasting and pricing
- Multi-property experience is required.
- Certified revenue manager through an appropriate Revenue Management Training program or willing to undergo process.
- Works well independently as well as in a team environment.
- Deep and broad quantitative and analytical skills
- Strategic planning skills
- Organizational agility and demonstrated success in implementing complex, cross-functional initiatives through direct and indirect influence, ideally in a decentralized business environment.
- Highly computer literate with a strong command of Microsoft Excel
- Ability to use Business Intelligence tools such as Power BI
- Strong listening, oral and written communication skills
- Familiar with sales, marketing, research, planning, and market analysis
- Has a valid Driver’s License

- Ability to sit for extended periods of time.
- Ability to travel approximately 15% of the time.
