The Maintenance Worker is responsible for the comprehensive maintenance, repair, and upkeep of the agency’s facilities, including historical buildings built in the late 1800s to early 1900s, ranging up to 40,000 square feet with multiple floors and elevators. This position requires hands-on experience with electrical, plumbing, HVAC, carpentry, masonry, and general building maintenance while ensuring compliance with safety regulations, building codes, and operational standards.
The Maintenance Worker plays a crucial role in maintaining aging infrastructure, performing preventative maintenance, diagnosing and repairing mechanical, electrical, and structural issues, and working with exterminators to mitigate rodent infestations.
JOB RESPONSIBILITIES AND DUTIES
General Maintenance and Repair of Buildings, Facilities, Equipment, and Grounds
- Diagnose, troubleshoot, and perform repairs on mechanical, electrical, plumbing, and HVAC systems.
- Perform preventative maintenance to extend the lifespan of building infrastructure.
- Repair and maintain doors, windows, floors, roofs, stairways, and other structural components.
- Conduct minor carpentry, masonry, and painting tasks as needed.
- Ensure building safety standards are met through inspections and scheduled maintenance.
- Respond promptly to maintenance service requests from tenants or staff.
- Replace or repair defective or aging parts, including wiring, heating components, plumbing fixtures, and ventilation systems.
Extermination & Pest Control Responsibilities
- Identify, report, and collaborate with pest control professionals to mitigate rodent infestations.
- Implement preventative measures to reduce infestation risks, such as sealing entry points and improving sanitation.
Safety & Compliance Responsibilities
- Ensure compliance with OSHA regulations, fire safety codes, and ADA requirements.
- Perform routine building safety inspections and report issues requiring escalation.
- Maintain a clean, safe, and hazard-free work environment.
Contractor & Vendor Coordination
- Identify maintenance issues that require external specialists and notify management.
- Assist in obtaining quotes and arranging vendor services for specialized maintenance work.
Maintenance Ticketing & Documentation
- Update maintenance tickets daily in the ticketing system to ensure proper record-keeping.
- Respond to and follow up on maintenance tickets in adherence to the department’s Service Level Agreement (SLA) to ensure timely completion of tasks.
- Maintain detailed logs of repairs, inspections, and preventive maintenance schedules.
QUALIFICATIONS
- High school diploma or GED required.
- Minimum 3-5 years of proven and/or verifiable track record in facility maintenance, with demonstrated history in plumbing, electrical, HVAC, and/or structural repairs.
- Demonstrated working knowledge of historical building maintenance, aging infrastructure, and mechanical systems.
- Demonstrated ability to read and interpret blueprints, technical drawings, and schematics. Preferred
- Experience coordinating with pest control professionals to manage rodent infestations.
- OSHA 10 or 30 certification preferred but not required
- Must complete background check and livescan clearance
