Commercial Lease Administrator
What you’ll do…
The Lease Administrator is responsible for Portfolio administration, daily operations and managing relationships with all Landlords. Success in this position will be measured by the overall portfolio strengths well as reduction of expenditure need and recovery of improper billings by Landlords. This position is based in the GEDC Practice Support Center in Southfield, MI and will require a daily commute and presence in the office at least four days a week.
What you’ll bring to the team…
- Ensure all payments to Landlords are accurate and within the purview of the individual lease.
- Manage relationship with all Landlords as well as internal stakeholders to properly disseminate information as needed
- Assist in reconciliation of all charges as needed
- Ensure regular performance reporting and track of lease expiries as well an option notice dates
- Develop current and future real estate strategy (from both a denovo and affiliation perspective) with the assistance of the Executive Team and your manager
- Analyze and present key lease economics related to new lease or lease renewal negotiations
- Evaluate against historical rates & concessions
- Evaluate against prevailing market rates
- Drive real estate decision making process from the standpoint of stay, relocate, consolidate on an individual practice perspective
- Identify and evaluate synergy opportunities across the portfolio
- Recommend office closures based on historical financial performance and remaining lease obligation
- Drive early lease termination discussions in the event of closure
- Identify candidates for NNN audits at year-end
- Audit payment and payment application history related to outstanding balances appearing on LL statements/ledgers
- Perform all ROI/IRR analyses related to potential office relocations and/or expansions
- Assist facilities where necessary on repairs & maintenance concerns as well as vendor pricing
- Track performance of third party real estate brokerages assisting in lease negotiation
- Manage third party legal lease review process to ensure documents are fair, accurately reflect negotiations, and are exchanged in a timely fashion
- All other tasks requested by Manager
What we require you have…
- High level of detail orientation and organizational skills
- Strong math and analytical abilities
- Strong computer skills including Microsoft Excel
- Ability to meet deadlines
- Ability to work independently and professionally in a fast paced environment
- Ability to maintain confidentiality of financial information
- Bachelor degree in Accounting, Finance or business related field
- 3+ years of experience in real estate
- 1+ years of experience with multisite operations, preferably in healthcare services
- AMT (leasing software) experience(preferable)
