Supportive housing - affordable housing paired with services designed to help people maintain their homes for the long-term - is widely recognized as a proven and cost-effective solution to chronic homelessness.
But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.
Reporting to the Assistant Vice President, Facilities Operations, the Assistant Director, Facilities Operations assists with providing facilities support for the transitional and permanent housing portfolios. The Assistant Director assists building staff and external vendors and provides support with Fire Safety Compliance, DOB inspections, Employee Safety Committee and Cooling Tower Compliance.
This position is based in our office at our Midtown Manhattan offices but requires extensive time in the field.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Provide logistical and facilities support across Breaking Ground's portfolio, including central office and all satellite offices
- Assist with the onsite training of Maintenance Supervisors and other building maintenance staff
- Ensure building portfolio is in compliance with all city, state, and federal codes and that violation work is completed
- Assist with coordinating repair projects performed by 3rd party vendors including planning, oversight, inspection of work. and review of invoices
- Attend and contribute to recurring Property Management and Asset Management meetings
- Participate in new building handover process (punch listing, systems training, warranty management, CCTV, access control, and key management)
- Conduct building/unit inspections to ensure compliance with Breaking Ground protocols and standards are met
- Work in partnership Capital Planning and Construction unit to ensure cohesive and effective support to Property Management and Programs
- Respond to after-hours emergencies as needed
- Perform other duties as assigned
MINIMUM QUALIFICATIONS:
- High School diploma or equivalent required
- 5 years of relevant experience in residential buildings. Experience working with low-income and Special Needs populations is preferred
- Must have, or be willing to obtain, OSHA Certification & FDNY Fire Life Safety Certifications (S12, S13, S95)
- Knowledge of building systems including heating, cooling, telephones, cameras and DOB website
- Detail oriented and organized. Must be flexible, creative, and take initiative to work both independently and as part of a team to accomplish objectives
- Superior writing and analytical skills
- Ability to interact effectively with all levels of staff and management
- Proficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams
- Knowledge of Maintenance Connection, SiteCompli is preferred
- Valid driver’s license with a good driving record, as defined by Breaking Ground, is a condition of employment
