Building Maintenance Specialist I/II/III - Facilities Maintenance
GENERAL DESCRIPTION
Under immediate supervision of the Division Manager, to perform a variety of non-skilled and skilled work involved in the maintenance and repair of buildings, and building systems to include carpentry, masonry, plumbing, electrical and HVAC.
SUPERVISION EXERCISED
Building Maintenance Specialist I exercises no supervision.
Building Maintenance Specialist II may exercise technical and functional supervision over Building Maintenance Specialist I.
Building Maintenance Specialist III may exercise technical and functional supervision over Building Maintenance Specialist I and II.
IMPORTANT AND ESSENTIAL DUTIES
Operate a City vehicle daily to travel to various city buildings for repairs and service. These include but not limited to: water treatment plants, pump stations, storage tanks, radio towers.
Perform general plumbing repairs to cold and hot water systems.
Operate an auger type sewer clean out machine.
Unclog sewer and sink lines as necessary.
Construct and build cabinets, shelves, and counters. Remodeling duties include moving and building walls; installing flooring and ceiling tile.
Operate table mounted saws, drill press, grinder, and cordless hand tools.
Perform minor carpentry work, glass replacement, and locksmith work.
Assist others in carpentry, masonry, plumbing, electrical, data cabling, and HVAC work.
Obtain cost information and estimates for materials and supplies.
Communicate with customers and supervision about issues, repairs, etc.

KNOWLEDGE, SKILLS, AND ABILITIES
Knowledge of:
Plumbing knowledge to address leaks, clogs or other drainage problems.
Standard practices, processes, materials, and tools of the carpentry/plumbing trade.
Principles, practices, materials, processes, and tools involved in carpentry, masonry, plumbing, electrical, and HVAC trade.
Principles and practices of general commercial maintenance.
Locksmith maintenance and repair of door hardware, and rekeying/repining of locks as well as the operation of key cutting machines.
Skill to:
Learn to operate and maintain a variety of tools, equipment including table mounted circular saw, band saw, router, drill press.
Operate corded and cordless power hand tools such as a skill saw, hammer/drill, demolition hammer, sander, grinder wheel. Also use arc welders, cutting torch, and metal saw.
Operate an auger type sewer clean out machine.
Safely operate a motor vehicle.
Operate office equipment including a computer and work order software.
Ability to:
Follow and carry out proper safety procedures while performing work related duties.
Safely climb ladders up to 24 feet.
Establish and maintain cooperative working relationships with those contacted in the course of work, both internally and externally.

Building Maintenance Specialist II and III
Lead and manage a team in a manner that accomplishes the Division’s mission and treats team members with dignity, courtesy, and respect.
Experience and Training Guidelines:
For positions with more than one level, all listed requirements at the lower levels are required at the higher levels. Any combination equivalent to experience and training to provide the required knowledge, skills, and abilities may be qualifying. Knowledge, skills, and abilities may be obtained through:
Experience:
Building Maintenance Specialist I
This is an entry level position. One (1) year of experience in carpentry, plumbing, and general commercial building maintenance repairs is preferred.
Building Maintenance Specialist II
Three (3) years of experience in carpentry, plumbing, changing lights/ballast, and general commercial building maintenance repairs is required.
Building Maintenance Specialist III
Five (5) years of experience in carpentry, plumbing and general commercial building maintenance repairs is required.
Education/Training:
A high school diploma or GED is required.
Building Maintenance Specialist III
Locksmith certification or Journeyman plumbing license is required.
License or Certificate:
A valid Texas driver’s license is required.
Apprenticeship through TDLR for electrical or plumbing is preferred.
EPA universal 608 is preferred.
Special Requirements:
Ability to obtain:
● A Security Clearance from the Abilene Police Department (APD) to work in their buildings.
● Pass a Federal Government (FBI/Homeland Security) background check to work in the FAA/Abilene Regional Airport properties, and
● Maintain those clearances while employed.
