Campus Maintenance Director

POSITION SUMMARY

The Campus Maintenance Director contributes to our joyful & vibrant communities by performing and/or coordinating all repairs and physical maintenance for the campus.  In addition, the CMD ensures preventative maintenance is scheduled and performed on all equipment as needed and that fire alarm, fire suppression and other emergency equipment are maintained and tested per the guidelines of the National Fire Protection Agency and other applicable local and state codes.

 ESSENTIAL JOB FUNCTIONS

  • Adheres to and conveys philosophy of supporting dignity, privacy, independence, choice, individuality, and a home-like environment for residents.
  • Implements and documents preventative maintenance program for campus equipment.
  • Maintains grounds including outside community repair, law maintenance and garbage removal or coordinates services with outside vendors where appropriate.
  • Maintains inside of communities, including carpet and furniture cleaning, window cleaning, painting, removal of trash and upkeep of vinyl.
  • Maintains clean, neat comfortable, safe environment for residents, staff, and visitors.
  • Maintains and/or oversees repair of community/campus equipment; ensures equipment is functioning properly and staff are trained appropriately in its use.
  • Prepares apartments for move in and completes refurbishing of apartment after move out, including painting of apartments.
  • Observes problems and concerns with the community and the grounds and responds to resident concerns.
  • Avoids loss, breakage, and waste of supplies and equipment.
  • Maintains and distributes material safety data sheets.
  • Maintains working procedures for emergency maintenance.
  • Coordinates the local fire department for emergency procedures per state regulations/codes (i.e. fire drills).
  • Maintains quality assurance records for physical plant.
  • Maintains records of resident repairs and works performed.
  • Performs janitorial tasks and minor repairs.
  • Conducts Physical Plant Orientation for new hires.
  • Must be able to manage and mentor other maintenance personnel in the performance of maintenance and repair functions.  May manage the community bus driver.
  • Schedule maintenance personnel if applicable.
 

EXPERIENCE, QUALIFICATIONS & EDUCATION

  • A high school diploma or equivalent.
  • Ability to read, write, speak and understand English.
  • Education or experience sufficient to meet position requirements or as required by State regulations.
  • Meets all mandatory health requirements by state regulations.
  • 3-5 years related experience or equivalent combination of education and experience in electrical repairs, plumbing, and/or carpentry.
  • Experience with cost management and budgeting.
  • Working knowledge of all necessary local, state, and federal safety regulations related to building maintenance and codes.
  • Must have requisite computer skills to complete analytical reports and develop planning charts. 
  • Experience obtaining & caring bids & qualifications from vendors/outside contractors.
  • Ability to work independently.
  • Ability to work safely and recognize potentially dangerous situations.
  • Ability to work on a ladder.
  • Ability to report to the community as needed to handle maintenance emergencies, acting in an on-call status for emergencies.
  • Ability to work a flexible schedule including weekends and overtime to meet requirements of the position.
  • Ability to relate positively and communicate appropriately with residents and families, community members, volunteers, and other employees.
  • Has compassion and special interest in working with senior population.
  • Current First Aid and CPR.
  • Pass a criminal background check & fingerprint check.
  • Maintains current food handler’s card
  • Demonstrates basic computer knowledge and ability with an aptitude to learn company applications.
  • Ability to relate positively and communicate appropriately with residents, families, community members, volunteers and other employees.
  • Ability to creatively problem-solve in both resident care and employee management.

While performing the duties of this job, the employee is regularly required to sit and talk or hear. The employee frequently is required to use hand to finger, handle, or feel and reach with hands and arms. The employee is regularly required to stand and walk. The employee must occasionally lift and/or move up to 50 pounds; lift 25-40 pounds constantly; reach below shoulder height frequently; kneel, stoop and squat occasionally; stand six out of eight hours.
