Maintenance Superintendent

The Maintenance Superintendent supervises all maintenance and repair activities at the Carnegie Museums of Pittsburgh Oakland facility and services provided to the Carnegie Libraries of Pittsburgh. This is to include scheduling of work force and all task assignments for both preventative and requested maintenance or repairs utilizing the CMMS system to optimize performance of building systems, equipment, and resources. All work assignments will be carried out within the parameters of our union contract, realizing all of the museums negotiated advantages.
Qualifications:
Knowledge, skills, and abilities:
- Understanding of historic and state-of-the-art mechanical, electrical, life safety and building management control systems.
- Working knowledge of MS Windows, Word, and Excel.
- Ability to effectively communicate and coordinate efforts of a multidisciplinary maintenance department.
- Ability to monitor and work within fixed annual operating budgets.
PHYSICAL REQUIREMENTS:
- Required to stand; walk; sit; use hands to finger, handle, or feel and reach with hands and arms.
- The employee is occasionally required to climb or balance and stoop, kneel, crouch, or crawl.
- Specific vision abilities required by this job include close vision and distance vision.
Education and Experience:
- Minimum, a high school education, Stationary Engineer’s license or equivalent, CFC certification, HVAC and refrigeration experience, IAQ certification, DDC training and working experience, steam distribution.
- Minimum of 5 years of experience at a supervisory level managing and directing the maintenance work for a large facility.
- Valid driver’s license and Stationary Engineers License or equivalent is required.
Principal Accountabilities:
Direction Exercised
- Direct the work of the skilled maintenance, carpenters, and painters.
- Function as a point of contact for outside MEP services and contractors.
Leadership
- Develop and motivate an effective staff, which can meet the present and future demands of the facility and provide responsive and effective services in support of the mission of the institution.
- Supervise, direct, and control the day-to-day maintenance staff to assure that all tasks are performed according to established priorities.
- Organize and coordinate the work of subordinates through effective distribution of workloads and responsibilities.
- Schedule staff to assure adequate coverage at all times.
- Provides on-the-job training for new employees, instructing them in the methods that will secure optimum utilization of time and supplies and will maintain standards for customer service and resource utilization.
Administration
- Cooperate with other members of the department to meet the department’s goals.
- Carry out the recommendations and directives of the Manager of Maintenance and Operations.
- Develop and maintain effective channels of communication within the department to encourage cooperation among staff and increase its effectiveness to the components served.
- Assure accuracy in recording of time sheets.
- Oversee completion of work orders (WO) and preventive maintenance (PM) sheets in a timely and proper manner.
Human Resource Management
- Establish and maintain productive working relationships with staff, public, and private groups which utilize the Library and Museum facilities.
- Conduct performance evaluations of direct reports, including goal setting.
- Recognition of performance and discipline as warranted.
- Make hiring recommendations.
Budget Responsibilities
- Assure that maintenance functions are carried out within budget guidelines.
Quality Assurance
- Insure that identified industry best practices and procedures for all services directed are implemented.
- Review all construction plans to insure FP&O requirements are met.
- Conduct periodic inspection of facilities to insure that standards are maintained.
Equipment/Supplies Management
- Insure compliance with departmental purchasing policies and procedures to ensure that quality and cost goals are maintained and ensure that procurement occurs within budgetary constraints.
- Interface between vendors and department staff to ensure that quality and cost effective products are used.
- Assure that all equipment is properly maintained and functioning.
- Recommend the replacement or procurement of necessary equipment for all activities.
Training and Safety
- Perform ongoing review and improvement of environmental safety and emergency procedures for facility in cooperation with security personnel and components.
- Keep abreast of new technology, applicable laws and standards in areas of responsibility.
- Seek ongoing training to enhance or learn new relevant skills.
- Participate in the definition and planning of training programs, both formal and OJT, for staff upon employment and throughout terms of employment.
General Duties and Responsibilities
- Observe and report, through the work order system, any and all defects, deterioration and wear and tear on the facilities.
- Inspect all facilities on a routine basis and assure that deficiencies are corrected.
- Observe safety and security procedures.
- Exhibit courtesy and sensitivity in interactions with the various internal and external customers.
- Project the image and attitude of the Carnegie Museums of Pittsburgh.

This position requires working various schedules and times including daylight, evenings, nights, and weekends.
